Outline planning permission has been granted to Pigeon Investment Management Ltd for a maximum of 120 dwellings including 35% affordable housing, on-site public open space, a 136-space car park situated adjacent to Woolpit Health Centre, and footways and cycle paths/lanes along Old Stowmarket Road and Church Street from the site to the village centre. The junction with Heath Road is to be modified using mini-roundabouts; there will be a foot/cycle link via the Health Centre to Heath Road, where there is to be a pedestrian crossing; and other improvements are required to make it safer for pedestrians and cyclists. Most of these road matters are recommendations by Suffolk County Council Highways department.

Permission is for access with all matters reserved, subject to the terms and conditions mentioned above and a number of other others including a travel plan, landscape and ecological management, archaeology, sustainable drainage, assessment of the visual impact on the landscape and historical heritage, and the usual restrictions on construction.

There are a lot of documents attached to the proposal, but all other matters (layout and design, for example) are reserved and must be approved by means of a further application at a later date.
